How does the process work when selling my house to you?
The process is very simple. You can either fill out our simple form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule a walkthrough. When we meet you at your house we walk through and look at the current condition of your house. Using this information, we can usually make you an offer on the spot. If you decide the offer is right for you, we will sign a purchase agreement for the house and you can decide how soon you’d like to close and get your money. The signed agreement is then taken to a local, well respected title company that will process and close the transaction at their office. Afterwards you will receive your money for the house and you’re done!
Are you actually listing my house on the MLS or buying it?
We’re not a real estate company, and we don’t list houses. We buy houses across the Vancouver and Tri-Cities area that fit our investment criteria. From there we may repair the house and resell it to another home owner or keep it as a rental for ourselves.
Do you pay fair prices for properties?
At the end of the day we are Investors and are not looking to live in your house. We have to purchase your house at a price that allows us to make any necessary repairs and sell it for a profit. This means we have to purchase your house below market value. If you’re in foreclosure you likely don’t have equity and we can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it. But, we bring to the table a fast, no hassle offer, we can close quickly, are very flexible on terms of the sale, will buy your house as-is. We’ve never bought a house from a seller that did not agree to sell it to use before.
How do you determine the price to offer on my house?
Our property analyzation process is pretty straight forward. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. We take everything into consideration and come up with a fair price that works for you and us.
Are there any fees or commissions to work with you?
There are absolutely NO fees or commissions to work with us. Once we make you an offer, and it works for you we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. No repairs.
How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is 3-6 months. As you know, you pay a commission as a % of the sales price when you work with a real estate agent. Often times it’s 6% of the sales price so if it’s a $100,000 house, you’ll pay $6,000 in commissions to an agent. Agents provide a great service for those that can wait 3-6 months in many cases to sell and who has room to pay the commission on the sale. We actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, you have the comfort to know that you’re selling your house to someone that can afford to buy it.
Is there any obligation when I submit my info?
No obligation at all. Once you tell us about your property, will do our due diligence, maybe set up a call with you to find out a bit more and make an appointment to come buy your house. Once we make you an offer it’s 100% your decision on whether or not you’d like to sell your house to us and we won’t hassle you, won’t harass you it’s 100% your decision and we’ll let you decide what’s right for you.
Do you buy houses that need a lot of repairs?
Of course we do. Our favorite houses to buy need repairs. Don’t worry about any level of repairs. We can handle anything.
Do you buy houses that do not need any repairs?
If you have a house that does not need repairs, don’t worry, we also buy those.
How long does it take to get an offer?
We can usually see the house and make you an offer on the spot. This typically happens within 24 hours if you are able to show the property or give access to it.
How long does it take to sell my house and get the money?
If absolutely necessary, we can close in as fast as 9 days, if necessary. Typically, we schedule closing for 2-4 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a few months, we can usually accommodate it.
